Yes. Owning a LIVO HOME is true real estate ownership. You purchase a share in a property-specific structure. The home is fully managed and designed specifically for co-ownership.

LIVO assumes responsibility for the complete management of each of the properties on the LIVO platform. This includes the legal and financial aspects of the property, such as coordinating and paying utilities and property taxes, maintaining the legal entity and its accounts, and representing the buyer group as necessary to third parties, including municipal authorities. For the physical upkeep of each property, we partner with verified high-quality vendors in each of our active markets to ensure that our homes are managed to the highest standards of care and maintenance. Our partners handle all aspects of property management, including landscaping, pool care, professional cleaning, preventative maintenance, and repairs.

There can be 2 – 8 owners per home, depending on how many shares are bought by each one. Each share is for one eight of the total property (1/8, equal to 12.5%). Each person can buy one share (12.5%), two shares (25%), three shares (37.5%) or four shares (50%).

The screening process is designed to ensure that all LIVO co-owners will be responsible stewards of their home. As part of the process, we may validate your identity, perform a credit check, ask some questions about your employment status, assets, perform a SARLAFT and background check.

Owners may book up to one Type 1 special date stay and one Type 2 special date stay at a time per participation.

That’s why we have partnered with leading financing institutions to offer a tailored, intelligent, competitive, seamless, and personalize financing solution to meet your specific need.  Of course! As with any other real estate asset you may own, you can sell your interest in LIVO at any time after 12 months of ownership. Each owner has independent control over the sale and price of their interest. LIVO will provide you with a current comparative market analysis for your interest, which you can use to help set your price. LIVO will assist you in the selling process by leveraging its existing market of buyers and promoting the home on LIVO and third party websites.

LIVO works in partnership with agents and pays them a full referral commission of 3% on the participation price of any client who purchases a LIVO property.
